JLL to Lease Former Newark Club

Newark’s last privatehigh-rise club, top floor of One Newark Center boasts 22,000squarefeet with panoramic views of Newark&Manhattanskyline

The last private club in Newark has closed, but in its heyday,The Metropolitan Room at The Newark Club hosted events attended by governors and local politicians, high-powered lawyers and business moguls. Today,JLL is marketing for lease the 22,000 square feet on the top floor of One Newark Center, 1085 Raymond Boulevard in Newark, N.J.,on behalf of a joint venture between an affiliate of The Praedium Group LLC and Mack-Cali Realty Corp.

One Newark Center is located on Raymond Boulevard between McCarter Highway and Mulberry Street in the heart of Newark, just one block from historic Military Park and one block from Newark Penn Station. The building’s proximity to the train station provides tenants with NJ Transit, PATH and Amtrak service to New York and points along the Northeast Corridor, as well as access to the Newark Light Rail system.

One Newark Center offers aunique amenities package that includes a full-service café featuring an outdoor patio and an on-site parking garage for 945 cars. The office building is close to Newark’s central business district, providing tenants with a wealth of retail and restaurant options, and cultural attractions such as the New Jersey Performing Arts Center; the Prudential Center, which will open the new Grammy Music Experience later this year; and the Newark Museum. The 22-story office building was constructed in 1992 and offers easily divisible floor plates ranging from 22,000 square feet to 26,000 square feet with outdoor balconies.

The JLL team overseeing the assignment is led by Jonathan Meisel, Chris Conklin and Conor Dolan. The team has been working closely with Brian Lindenberg, a vice presidentwithPraedium.

“The Metropolitan Room once hosted long lunches where entrepreneurs laid their plans and politicians shook hands,” said Lindenberg. “This is upscale office space that has never before been available for lease. The top floor of One Newark Center is ideal for a major corporation looking to tap into the revitalization of Newark.”

Newark is in the midst of a renaissance, with developers investing millions of dollars in downtown Newark to build parks, restaurants, retail and luxury residential. The revitalization includes the recent renovation of Military Park and Prudential Financial’s new 20-story office tower on Broad Street. Rutgers University opened a new arts and cultural center at the restoredformer Hahne & Company building and the New Jersey Institute of Technology is building a new dormitory for its honors students. Dranoff Properties and NJPAC are pouring foundations forOne Theater Square, a high-rise multifamily complex, across from the center and Military Park.

In addition, Edison Properties recently announced plans to transform the Newark Warehouse Company Building at 110 Edison Place into a high-end office building with flagship-quality retail space on the ground floor. The effort will feature a walkway/park similar to New York’s High Line and the massive project will run from the Prudential Center to Route 21.
