State-of-the-Art Office Property Receives Grand TOBY Award for Exceptional Management

Transwestern today announces the New Jersey chapter of the Building Owners and Managers Association (BOMA) has recognized 300 Kimball Drive in Parsippany with its highest honor, the Grand TOBY award. Transwestern, which provides leasing and management services for the 400,147-square-foot property, received the prestigious honor during an awards banquet at the New Jersey Performing Arts Center in Newark.

Bestowed by BOMA annually, The Outstanding Building of the Year (TOBY) awards recognize excellence in building management, operational efficiency, tenant retention, emergency planning and community impact across numerous categories. The prestigious Grand TOBY is given to the winning property that scores highest overall across all criteria.

“Being recognized by our peers with the Grand TOBY award is a testament to the dedication of our property management team, which has created an incredibly unique and enjoyable tenant experience at 300 Kimball,” said James Postell, Transwestern Partner and Market Leader. “The New Jersey office market remains competitive, so it is important to have an exceptional team that continues to ensure 300 Kimball is one of most sought-after properties in the state.

To create a sense of community within the building, the management team hosts regular tenant council meetings and engagement activities, such as barbecues and local charity events.

The management team consists of Vice President Erika Toscani, Senior Property Manager Monique Hughes, Assistant Property Manager Eva Karcz and Engineers Ted Masters and Harold Whetham, while Postell and Managing Director Matthew McDonough lead leasing services for the property.

Situated in a premier Morris County business market, 300 Kimball Drive is one of the most modern office properties in the state. In 2013, Transwestern completed a capital improvement program that included redesigns of the building’s 4,900-square-foot lobby, 8,600-square-foot bistro, and 3,000-square-foot, state-of-the-art fitness center. Additionally, numerous sustainable improvements were implemented to strengthen the building’s performance. As a result of these efforts, the building received LEED ® Silver certification and has maintained an ENERGY STAR® rating of 96 for the last three years.

In addition to this year’s TOBY awards, Transwestern previously received the 2014 BOMA Heart Award for its dedication to the community through volunteer work and charitable initiatives, as well as a 2015 TOBY Award for 300 Kimball following the capital improvements.
